Final Building Gets Walls at IAC Commerce Center

  Last week the IAC Commerce Center celebrated the initial  raising of  the walls in the third and final phase of development.  The 7th  building is a 113,400 square foot Class A industrial  facility. The  construction is expected to be substantially  completed by the end  of this year, and ready for use in Q1 of  2022. Prospective tenants  would join current residents  Amazon, Bay Center Foods,  Happy Returns, and  more. 

 

The IAC Commerce Center is a master-planned, 116-acre modern business park, located adjacent to the Valencia Commerce Center and approximately 1 mile northwest of the Interstate 5 and Highway 126 interchange. State-of-the-art features include: 30-foot ceilings with ESFR fire sprinklers, abundant dock high loading, attractive architectural design, and fantastic views overlooking the valley. With immediate access to I-5, the IAC Commerce Center is ideal for: Distribution, E-commerce, Manufacturing, Warehousing, Entertainment, Tech, Aerospace, or Biotech. 

 

Newmark Knight Frank's (“NKF”) Executive Managing Director John DeGrinis and Senior Managing Directors Jeff Abraham and Patrick DuRoss represented the landlord, IAC Properties, in negotiating leases for each of the developments buildings. The project is also surrounded by an established commercial market with more than 25 million square feet of industrial and office properties. Upon full buildout, the IAC Commerce Center will include seven industrial buildings totaling approximately one million square feet.

 

The project is well located in Valencia in the Santa Clarita Valley–Los Angeles County’s most business-friendly region which boasts no business license fees, no gross receipts tax and no payroll tax. Furthermore, the location offers a highly educated and diverse workforce of more than 2.7 million within a 30-mile radius.
